J.L. “Joey” Guerra, Jr. formed Integrated Realty Group, now IRG Companies, in 1984 as a diversified real estate brokerage, development, and consulting firm. Joey's vision was to provide the San Antonio market unparalleled real estate services using the highest ethical and business standards. In 1985, IRG worked with a local developer to assemble 13 parcels totaling 1,386 acres off of Interstate 10. In 1989, IRG started working with the Resolution Trust Corporation and their asset management affiliates on brokering properties to investors, developers, and for our own portfolio in the San Antonio and surrounding areas. Throughout its 25+ year membership in the Real Estate Council of San Antonio, IRG has established and maintained strong relationships with city and county officials and utility providers in the San Antonio and surrounding areas.
For over 37 years, IRG has and continues to develop land assets into Master Planned Communities, Residential Subdivisions, and high-end commercial projects. Today, our focus remains on identifying quality development opportunities to generate maximum returns.
J.L. “Joey” Guerra Jr.
Joey has over 37 years of experience in real estate Brokerage, Acquisition, and Development. His main areas of interest and responsibilities include acquisitions, completion of market assessment and financial feasibility models, master planning and entitlements. Joey is a Licensed Texas Real Estate Broker, and serves as a Board Member for three faith based non-profits including; Friendship Church, Last Chance Ministries/Hope 4 The Westside and White Stone Ministries.
Sam Aveidi
Sam is originally from Sugar Land, TX and a graduate of Texas State University. He joined the IRG team in March 2016. Since then, he has been actively involved in entitling and underwriting several multi-family developments (new construction and renovation), as well as bringing over 1,900 new residential lots to market. His primary role is managing the day-to-day operations of IRG’s development projects. Sam is an active member of the Real Estate Council of San Antonio, and a graduate of its Leadership Development Program. He served as chair of the Bexar County Development Process Task Force for two years. He is an avid sports fan and enjoys traveling and eating good food.
Melanie Pierce
Melanie joined the IRG team in 2001 after serving as Director of Marketing for the Texas Public Policy Foundation. Her prior experience includes fundraising, marketing, website management and communications. In her present role, she is the lynchpin of IRG Companies, overseeing the day-to-day business operations, including bookkeeping, information technologies, and human resources.
Moriah Guerra Aveidi
Moriah joined the IRG team in October 2020 after working in Marketing and Advertising for five years. She graduated from Texas State University in 2015 with a Bachelor of Science in Family and Consumer Sciences. She leverages her past Account Executive experience by managing the vendors and subcontractors across multi-family development projects, as well as assisting in the day-to-day operations and administrative duties.
Jordan Guerra Martin-Funk
Jordan joined the IRG team in February 2021. She is a graduate of Southern Methodist University. Prior to joining IRG, Jordan spent 10 years at a retail marketing agency, where she led the company’s sales team. She brings her “can-do” attitude and goal-oriented nature as she oversees various aspects of IRG’s multi-family development projects including; interior finish selections, material sourcing, and vendor relationships. Jordan believes that relationships and purposeful communication are at the core to success in business.
